Shed Application

Requirements

A complete shed application consists of:

  • Sketch or plat indicating the proposed location of the shed
  • Shed engineering for 150 mph ultimate windspeeds
  • Anchoring method for flood water
  • If the shed is greater than 100 square feet, a V-Zone Certification is required
  • Zoning & Floodplain Application (online)
    • Include the dimensions of the proposed shed in the project description
  • Simple Build Application
  • If the property is oceanfront, please inquire about the need for a CAMA Permit: Jonathan Lucas is the CAMA Field Representative with the NC Department of Environmental Quality covering North Topsail Beach, available at is jonathan.lucas@deq.nc.gov 252-515-5420 (office) 252-725-3908 (work cell).

Application Process

Please complete the following applications in this order:

Log into: https://www.citizenserve.com/northtopsailbeach

  1. Complete a Zoning & Floodplain Application:
    1. Mouse over “Services” tab in the top bar
    2. Click "Planning and Zoning"
    3. In the left-hand column, click "Apply online"
    4. Select "Zoning and Floodplain Permit" in the drop-down menu
    5. Complete the application
      1. Project Description: Include the dimensions of the proposed shed
      2. For the CAMA Permit#, please enter n/a
      3. Project Sketch/Building Plans- Upload:
        1. Shed Engineering indicating 150 mph ultimate windspeeds
        2. Anchoring method for flood water
      4. Plat or Sketch (at the bottom under DOCUMENTS) -Upload:
        1. Sketch or plat indicating the proposed location of the shed and the measurements to the property lines
    6. Click "Submit"
  2. Complete a Simple Build Application:
    1. Mouse over “Services” tab in the top bar
    2. Click on "Permits"
    3. In the left-hand column, click on "Apply online"
    4. Select "Simple Build Permit" in the drop-down menu
    5. Complete the application
      1. Upload the shed engineering into the building plans section
    6. Once complete click "Submit"

Please note:

  • Sheds may not be located directly under a house.
  • If a structure is provided with electricity, the service must be 2 feet above the BFE with all branch circuits descending below the BFE fed from ground fault circuit interrupter breakers.

Once the application is submitted, accurate, and complete, it will be sent to the Planning Department and Building Inspections Department for review. There may be additional information required as determined in the review process.
